How to Rent a Flat in Manchester
It can be a tricky affair trying to find the right accomodation and it can often be the case that the high costs of living in a city like Manchester can prove daunting. Regardless of the risks that are involved with moving to a new city, it is actually quite straightforward to do. Manchester is a vibrant and dynamic city and when it comes to renting accomodation you will find that property types vary widely.
Start your search by browsing the internet and exploring prices. Sign up to a Manchester letting agents and find our what properties are available on the market. They should have a good selection of apartments for both short and long term accomodation. In the beginning it is advisable to rent short term as this will give you first hand experience of your neighbourhood and whether it will fit in with your lifestyle.
Be sure that the agency that you have chosen has extensive experience and that they are reliable. As rising prices continue to grow so will the popularity of renting. If you act fast then the probability of getting ripped off will increase so try to plan ahead. Location is of course a priority when it comes to renting. You should expect to pay a premium for central Manchester areas, especially when they are close to good transport links and away from high crime rate areas.
Make sure that you factor in the cost of utilites (gas and electricity) along with your rent. You may also wish to add digital TV and broadband internet to your list of services. It is easy to overlook the cost of council tax so make sure that you take all of these into account when setting out your living budget. You may also wish to think about potential parking or travel costs.
Try to learn a little about the profile of the area of Manchester that you are planning on moving to. If you learn which areas are safe then this will help you when flat hunting as higher crime rate regions will inevitably drive up the cost of your insurance. It could be a good idea to ask round your future neighbours or some of the locals to get an insider’s view of what the area is like.
When you have found a property that has met your expectations secure it with the appropriate depost. This will usually be 6 week’s or 2 month’s rent but is repayable when you leave the property. under new UK legislation a landlord is legally required to place your deposit in a Tenancy Deposit Scheme. Before paying make sure that you are aware of all your rights and responsibilites and check the small print of your contract so that you are sure of the duration of the tenancy as well as how much notice you must give before leaving the property.
You should also make a point of finding out which bills you are responsible for and that any special requests you have made to the landlord are written into the contract.
